A Section 32 (also called a Vendor's Statement) is a legal document required under the Sale of Land Act 1962 (Vic). The seller must give it to the buyer before the buyer signs the contract. It discloses information about the property's title, encumbrances, easements, building permits, owners corporation details, outgoings and more. A defective or misleading Section 32 can give a buyer the right to withdraw from the contract — even after signing — which is why both parties should have it reviewed by an experienced conveyancer.
